Five Minutes with…
Ryan is our Senior Branch Valuer and is the man on the ground here in South Manchester. We managed to grab Ryan for a quick five-minute chat to see what makes him tick and why he loves working at the Chorlton office.
What’s your favourite aspect of your job?
It’s an exciting & fast paced role! Being an estate agents means no two days are the same, and there are always opportunities to speak to new clients, market a range of properties and grow the business.
I enjoy speaking to different clients – from couples and families looking to upsize or relocate to developers and regional housebuilders looking to market and sell multiple units.
How long have you been operating in South Manchester?
I’ve worked in the South Manchester property market for over six years, and I imagine I’ll be sticking around! Having lived in Manchester all my life I’ve witnessed first-hand the city evolve with the property market boom. Our city is currently experiencing an unprecedented amount of investment and development, creating opportunities for buyers, homeowners and investors.
Because of all this investment, attractive areas outside of the City Centre are becoming very sought-after. Chorlton & West Didsbury are one of South Manchester’s most desirable neighborhoods for this very reason. It offers various house types from period properties to modern apartments, an excellent transport links and an array of independent bars, shops & restaurants, making it a highly sought-after place to live.
What’s the best thing a potential seller could do before putting their house on the market?
Sellers want to make their home as appealing as possible for an excellent first impression; this is called kerb appeal. First impressions are a big deal, and simple changes such as exterior painting, tidy gardens, new furniture etc. can significantly impact people’s perception of your property.
Make sure you declutter! Clear floor surfaces and worktops will make the rooms appear much larger and give the impression space. Creative use of furniture and lighting can make an impact both on marketing photos and in person.
Gardens, courtyards and balconies feature very high on buyer’s wish lists! Everyone making good use of any outdoor space, landscaping, and contemporary outdoor furniture will add value.
Working from home spaces are also becoming increasingly important due to the pandemic. It’s a good idea to create an office area so people can imagine living and working in the property.
Where’s your favourite place to eat in West Didsbury?
That’s a tough question as there are so many fantastic venues offering delicious food and drinks! Albert’s Restaurant is a favourite of mine – quality food menu and excellent service! The Metropolitan is a local landmark and perfect in summer with a large beer garden!
I’m a big fan of smaller independent locations too. West Village, Folk and The Drawing Room are also well worth a visit.
How quickly are properties selling in Chorlton?
Very quickly, typically within one to two weeks of coming to the open market. It’s not uncommon for properties to receive multiple competing offers and ultimately sell for over asking price. Like I said before, it’s a very desirable area!
How do you market your homes?
We ensure a full structured launch for every new listing to market to make sure we generate enquires and viewings from proceedable buyers.
First of all, we utilise our website – www.jpandbrimelow.co.uk as it’s a popular page – all new listings are uploaded there. We then also post on the usual property portals.
Eddie, our gaffer, is big on social media and encourages us to utilise these platforms, including Instagram, Facebook, Twitter and LinkedIn. You will find all our new listings on our main social channels getting plenty of likes and follows!
We also use traditional media and PR with properties being showcased in Didsbury Magazine, Living Edge and Cheshire life.
What makes Chorlton special to you?
Chorlton is much more than a convenient location or place to live; it’s a lifestyle. The usually thriving high street on Beech Road offers an abundance of independent shops, coffee houses, bars and restaurants. Chorlton Green is a very social neighbourhood with a great sense of community.
