Meet Our Local Business – Chartered Architect..

I’m Phil Gannon a chartered architect and founder of Gannon Works, an architects practice that specialises in bespoke residential projects. I recently had the pleasure of meeting Eddie from JP & Brimelow and it was clear from introductions that we had a shared understanding of when you are looking for a new home, you aren’t just looking for bricks and mortar, you are searching for a lifestyle, a sense of sanctuary and a community to feel rooted in. 

I started Gannon Works to help people find that feeling, only made possible when their home works perfectly for them. I do this by getting to know my clients, going above and beyond expectations to help you deliver your vision for your extension project, whether it be a single storey rear extension, loft conversion or an entire home remodel. This begins with an initial in person consultation to make introductions and to understand how your house works for you and also where it could be improved. I then compile the points of discussions into a brief and scope of services, against which a transparent fee structure is set out.

Then it’s on to the exciting bit, the concept design! Using 2D drawings and realistic 3D visuals, possible design solutions, tailored to your brief, are comprehensively explored. This design exercise goes beyond what you may expect from an architect in that a full design brochure is drafted, containing a clear communication of design process, looking at the opportunities and constraints of your existing house and surroundings through sketches and diagrams to identify how to make the most of adaptions. The document will also contain inspirational images that have helped influence the design as well as a proposed material board. Once the concept brochure is complete, another meeting is set up, either in the office or at your home to present the scheme along with a 3D ‘fly through’ video which further helps to give a sense of space.

Once you’re happy with the design, information is developed to an appropriate standard to make a planning application. This will include the filling out of all forms and also a design and access statement to support the application, clarifying  how the design has been reached and how it complies with planning policies. Any further correspondence with the council is dealt with directly by Gannon Works with a view to make the process as stress free as possible for you.

Upon receiving planning approval, the next stage is to get into the technical design. This is essentially a set of instructions that help the builder put everything together. I have an in-depth knowledge of construction methods and use this to produce highly detailed drawings that take out any guess work when it comes to the build, this can even include things like your kitchen and bathroom designs if required. The additional benefit of going into detail at the technical design stage is that it helps to get a clearer picture of costs before starting the project. Over years of practice I have established great working relationships with a pool of good quality builders, of which I would invite at least three to provide a quote for your project. 

Did you know that an architect’s value goes beyond their drawings, designs and planning policy knowledge? Chartered architects can also help you establish a contract between you and your chosen builder and maintain a presence throughout the build to help maintain quality and control costs. You wouldn’t buy a car without the paperwork, so you certainly shouldn’t pay for an extension without it either!
