May Market Review from Eddie..
JP & Brimelow Estate Agents
As we move through May, the property market continues to show resilience, with steady activity across our sales portfolio. While broader economic conditions remain a talking point, what we’re seeing on the ground is a market that’s adapting rather than slowing.

A Steady Spring Market
Traditionally, spring brings a surge in listings and this year is no different. Across areas like Chorlton, Fallowfield, Old Trafford, Streford, West Didsbury, Withington and Whalley Range, we’ve seen a healthy number of new properties come to market. Importantly, buyer demand has kept pace, particularly for well-presented homes priced realistically.
Properties that are “market-ready” are continuing to attract strong interest, often generating multiple viewings within the first week. This reinforces a consistent trend: preparation and pricing remain key.

Buyer Behaviour: More Considered, Still Committed
Buyers in 2026 are more informed and measured in their decisions. Higher borrowing costs compared to previous years mean affordability is under closer scrutiny. However, serious buyers are still very much active and they’re just taking a more strategic approach.
What my team are seeing:
- Increased importance placed on value for money
- Greater negotiation on price where properties are overpriced
- Faster decisions on homes that tick all the right boxes
Pricing: Realism Wins
One of the defining features of the current market is the importance of accurate pricing. The days of testing the market with inflated asking prices are largely behind us.

Homes priced in line with current market conditions are:
- Selling faster
- Achieving stronger offers
- Experiencing fewer fall-throughs
Sellers who align with this reality are seeing the best outcomes.
Looking Ahead
As we head into the early summer months, the outlook remains positive but balanced. We expect:
- Continued steady demand
- Sensible pricing to remain critical
- Ongoing confidence from committed buyers and tenants
The market may not have the frenzy of previous years, but it offers something arguably more valuable: stability.
