There is something exciting happening in Stretford.

For those of us who know South Manchester well, Stretford has always had a strong sense of community, great transport connections and plenty of character. But over the last few years, the town has started to change and in 2026, that transformation is becoming increasingly visible.

From the new-look King Street and Sir Tony Lloyd Square to new homes, independent businesses, food, culture and community spaces, Stretford is developing a real sense of momentum.

And importantly, this isn’t simply about bricks and mortar. It’s about creating a town centre where people want to spend time.

King Street has a new lease of life

One of the most noticeable changes is the transformation of King Street, Pinnington Lane and Sir Tony Lloyd Square.

The first phase of the regeneration has created a more open, pedestrian-friendly environment, with improved landscaping, seating, planting and connections through the town centre. The transformation of Kingsway has already received national recognition, including a Pineapples award for placemaking. (Trafford Council)

And we’re now seeing businesses respond.

Fountain Records, Clay Studio and other independent operators have established themselves around the new-look King Street, while new names continue to arrive.

This summer saw GRUB Stretford open its doors, bringing street food, events, live music, workshops and community activities to the town centre. (Stretford Town Centre)

There’s also Misu Tiramisu, which opened its first permanent café in Stretford, and Fosforo Lounge, the new Loungers café and bar planned for King Street, expected to create around 30 local jobs. (Stretford Town Centre)

That combination of independent businesses and larger operators is helping create something quite different from a traditional shopping centre.

The former Stretford Mall site is entering its next chapter

Perhaps the biggest change still to come is the redevelopment of the former Stretford Mall site.

The Mall closed earlier this year and demolition works began in March, making way for a new phase of regeneration. The plans include new homes, a significant new public park and further improvements to the town centre. (Stretford Town Centre)

Planning permission has also been granted for 251 apartments on part of the former Mall site, alongside a nearly two-acre public park and new ground-floor commercial space. (Place North West)

For Stretford, that’s a significant change, bringing more people, more green space and more reasons to spend time in the town centre.

New homes are arriving too

It’s not just the Mall site where we’re seeing investment.

Work has now started on Omnia, Stretford, a new residential development on Lacy Street delivering 52 new homes in the heart of the town.

The development will provide a mixture of two, three and four-bedroom homes, with improved public spaces and a new landscaped route reconnecting the town centre towards the Bridgewater Canal. (About Manchester)

We’re particularly proud that JP & Brimelow has been appointed as the sole sales agent for Omnia, giving us the opportunity to be directly involved in an important part of Stretford’s next chapter.

For us, that’s particularly exciting because we know the South Manchester market, but more importantly, we know the people and communities that make these areas special.

And it’s not all about development

One of the things I find most encouraging about Stretford is that the regeneration is happening alongside a strong community spirit.

Stretford Public Hall remains a fantastic example.

The Grade II listed building has been community-owned since 2015 and continues to host events, activities, volunteering and creative projects. Recent funding success is helping support the next phase of its restoration. (Stretford Public Hall)

The town is also developing a growing cultural identity, with the Unofficial Stretford Museum, creative workshops, poetry, film, family activities and community projects taking place throughout the year. (Stretford Town Centre)

And with Victoria Park, improved walking and cycling routes, better public spaces and the Metrolink on the doorstep, Stretford has many of the ingredients people increasingly look for when choosing where to live.

A positive future for Stretford

Regeneration inevitably brings disruption. Anyone who lives, works or trades locally will know that there have been roadworks, closures and plenty of patience required along the way.

But when you look at the bigger picture, Stretford is changing from the ground up.

📍 New homes.

📍 New businesses.

📍 New public spaces.

📍 Better connections.

📍 More food and leisure.

📍 More culture.

And, perhaps most importantly, a renewed sense of pride in the town.
